Campus housing or private accommodation?

The best option depends on availability, campus location, privacy, transport and your complete monthly budget.

University residence

Convenient for campus access and student life. Room rules, availability, meal arrangements and contract periods are set by the institution.

Shared apartment

A private or shared room in a unit with other students. It can balance independence and cost, but shared-house rules should be agreed clearly.

Private studio or unit

Offers more privacy, usually with higher rent, deposits and utility commitments. Check whether furniture and internet are included.

Practical planning examples

Common room types and monthly rent

These are approximate planning ranges, not fixed quotations. Prices can change significantly by city, building, furnishings, facilities and distance from campus.

Small/shared room

From around RM600 monthly. A lower-cost choice, with the bathroom and common areas usually shared.

Medium room

Approximately RM700–850 monthly. Usually offers more space while keeping shared-unit costs manageable.

Master room

Approximately RM1,000–1,100 monthly. Often larger and may include a private bathroom.

Studio

Approximately RM1,200–1,500+ monthly. More privacy, with location, facilities and utilities affecting the final cost.

Compare the total, not only the rent: include electricity, air-conditioning, water, Wi-Fi, parking, transport and any building or access-card charges.
Money needed before moving in

Rent, deposits and tenancy charges

Initial housing payment is normally higher than one month of rent. Ask for an itemised written calculation before transferring money.

1

Advance rent

The first rental payment or advance period stated in the booking or tenancy agreement.

2

Security deposit

Held against damage or unpaid amounts and refundable only according to the written agreement and property condition.

3

Utility deposit

May cover electricity, water or air-conditioning usage. Confirm how consumption is measured and settled.

4

Other charges

Possible agreement, access-card, cleaning, maintenance, internet, parking or agent charges should be identified before payment.

Request written proof

  • Full payment breakdown
  • Receipt for every payment
  • Refund and deduction conditions
  • Tenancy start and end dates
  • Utility and maintenance responsibilities

Accommodation booking checklist

A lower rent is not always better if transport is difficult, essential facilities are missing or the tenancy conditions are unclear.

Location & transport

Check the real journey to campus, public transport, walking safety, shops, clinics and late-evening access.

Room condition

Confirm furniture, mattress, air-conditioning, windows, bathroom, kitchen, laundry, Wi-Fi and existing damage.

Safety

Review building access, locks, security, fire exits and who is authorised to enter the unit.

Contract

Read the rental period, notice, renewal, visitor, cooking, cleaning and early-termination rules.

Verified payment

Confirm the owner, operator or authorised representative and avoid paying without clear documentation and a receipt.

Move-in record

Photograph the room and inventory when receiving the keys so the original condition is documented.

Common questions

Student accommodation FAQs

You should at least have confirmed safe initial accommodation and check-in instructions before travelling. For a longer tenancy, review the property, costs and written terms carefully.

Sometimes, but not always. Confirm electricity, air-conditioning, water, Wi-Fi and maintenance separately and ask whether any usage limits apply.

Compare actual travel time and transport availability rather than distance alone. A slightly farther room may still be practical if it has a direct and reliable route.

Availability changes quickly. We can assist with the search and coordination, but a room is confirmed only when the provider accepts the booking and the agreed requirements are completed.
